Your full legal name, date of birth, residential address, email and contact details.
Copy of current drivers licence – front & back, current Passport and Medicare card.
Copy of certificate of title or volume and folio number (if available).
Tenant lease or any other leases affecting the property (if applicable).
Council, water rates – front and back, Owners corporation Invoice and land tax (if applicable).
Details of building permits in the last 10 years and Final Inspection Certificate (if applicable) and Domestic Building Warranty Certificate if applicable.
Owner Builder works conducted on property if applicable.
Structures built over Easements (whether consent has been given or not by the relevant
authority).
Copy of your Mortgage / Loan statement.
Current building insurance.
Details of Service connected to your property eg water, sewerage, electricity, gas and telephone.
Orders or Notices received if applicable.
Once you have provided the above information, then A4 Conveyancing Pty Ltd will submit to you:
Correspondence noting costs disclosure, Client authorization, VOI procedures.
Sign and return Client Authorization to A4 Conveyancing Pty Ltd.
Complete your VOI with either Australia Post, Zip or with A4 Conveyancing Pty Ltd.
We are now ready to prepare the Section 32 Statement and Contract of Sale to submit to your Selling Agent.
After your property is sold, you will need to provide A4 Conveyancing:
Signed contract of Sale to enable us to complete the transfer settlement on your behalf.
Sign and return all required documentation without any delay which has been provided to you by A4 Conveyancing.
Approximately two weeks before settlement: Notify – Gas, electricity, Internet, Telephone service providers of your sale to arrange disconnections of services.
Deliver a set of keys/remote controls/alarm codes to your Selling Agent at least one week
before settlement.
Cease building insurance Policy and all direct debits on your property once settlement has taken place.
